CPDC Hard Hat Tour of 2300 Market

On February 13, CPDC hosted a behind-the-scenes look at Center City’s first purpose-built life sciences building, 2300 Market. Developed by Breakthrough Properties, an international life science real estate investment firm, the building will bring 225,000 square feet of premium life sciences space to a fast-growing section of Center City near the Schuylkill River.

During the tour, CPDC members saw the first floor's soon-to-be lobby and atrium. Amenities will include a café by an established Center City operator; a welcome center, which will be open to the public; along with a library, lounge, security desk, fitness center, showers, and locker rooms. The entryway will feature a 17-foot live tree at the center that will stretch up to the second floor and integrate the inside and outside of the building. 2300 Market offers floor-to-ceiling views of the Schuylkill River and city skyline from its upper floors, several of which include outdoor space for future tenants. At the time of the tour, build-out is underway for Studio Labs, a Breakthrough Properties concept that offers turnkey space for lab users early in their growth cycle. New Jersey-based Legend Bio is building out a full-floor space on the third floor, which is set to open later this year. 

Key features of 2300 Market include emergency power, exhaust air systems, and cooling towers, as well as short-term flexible lease options that provide low-friction leasing. The building also boasts LEED Gold Certification, a 60:40 lab-to-office ratio, a three-bay loading dock, secure indoor bike storage, and vehicle parking. The development incorporates components of older structures previously on the site, including the brick archways and supports of the former corner building, and the terracotta facade of a second building. This ornate facade was meticulously deconstructed, refurbished offsite, and is being reattached to the Market Street frontage one piece at a time. The building’s contemporary upper floors appear to sit atop these older structures.
