Center City Housing Report

Center City District and the Central Philadelphia Development Corporation released the 2026 Center City Housing Report which analyzes 18 months of Philadelphia Department of Licenses and Inspections data (January 1, 2025–June 30, 2026) to measure downtown’s role in the citywide housing market.
It finds that the eight ZIP codes encompassing the downtown core and the neighborhoods immediately to its north and south — defined in the report as Greater Center City — are the city’s primary engine of housing production, adding more than 4,000 units in that span and more than 7,800 since the start of Mayor Cherelle Parker’s administration, or 26% of the goal set by the mayor’s Housing Opportunities Made Easy (H.O.M.E.) Initiative.
