Behind the Scenes Tour of Spring Garden Street Developments

A private tour hosted by Central Philadelphia Development Corporation (CPDC) on May 8, 2024 provided members a behind-the-scenes look at three new luxury apartment developments along Spring Garden Street in Philadelphia. Marked by exceptional amenities, placement, and design, these three buildings represent a rising demand in the market provided by a fast-growing residential population in Greater Center City. All three developments are notable for their accessibility and superior location, nestled between transit, Center City, and the fast-growing Northern Liberties neighborhood.  


The Noble 

The tour began at The Noble, at 2nd and Spring Garden Streets, which is well known for its affiliation with City Fitness as an anchor tenant. Presented by Peter Epstein of National Real Estate Development, the modern complex sets itself apart through a focus on energy efficiency coupled with competitive amenities and modern design. The goal of the design is to create fluidity between spaces, with an open lobby floor plan that connects the gym to lounge to mailroom.  

To achieve an energy efficient design, the building uses a variable refrigerant flow (VRF) system for its heating and cooling needs, as well as gas powered turbines and GE Energy Star appliances. Complementing the building’s own energy production, net metering with PECO offsets some of the building’s energy use and costs.

Amenities include access to a shared lounge space, a party room, and a large outdoor patio. Additionally, every resident receives a complimentary City Fitness membership with access to their year-round outdoor heated lap pool.

The Alcott  

Led by Brian Emmons of Southern Land Company, the second stop on the tour at The Alcott at 5th and Spring Garden gave tourgoers an inside look into the construction process. The exterior architecture of The Alcott sets itself apart from other buildings, with floor to ceiling windows and a sophisticated façade made of brick, steel, and wood. 

Once complete in the fall, The Alcott will consist of 11 stories and 324 apartments, with amenities featuring an outdoor pool, resident lounge, fitness space, and curated gardens. Marketed as a pet-friendly apartment community, the building will include a dog run and pet spa. The ground floor is reserved for two retail tenant spots, which the developer aspires to fill with top-of-the line restaurants.  

The Alcott will offer larger units aimed at attracting older residents and families. The development’s proximity to I-95 and public transit located one block in every direction provides access for commuting throughout the region.  


The Carson 

The final apartment complex on the tour was The Carson, a 12 story 373-unit complex located at 5th and Spring Garden, which was presented by Victor Rodin of RREI. The building boasts 300 car parking spaces, an indoor basketball and pickleball court, and 360-degree views of the city. To add to resident convenience, a soon-to-arrive grocery store and a TD bank anchor the street level of the building.  

The entire 12th floor is activated by amenities including a gym overlooking the city, rooftop decks, a dog park, an indoor pickleball court, a shelf pool, a sports bar, and various co-working spaces.  Characterized by exceptional views of the city available in almost every room, the Carson is a great luxury living option for the young professional. Currently, the developers have met their leasing goals and aim to be stabilized by the fall.
