The Research Analyst is responsible for supporting Center City District’s research and analysis functions, including both an analysis of government and industry published data as well as in-field primary data collection, analysis of data, and writing. The ideal candidate should be self-motivated, and have a strong interest in urban policy, city planning and economic development.


  • Provides research for ongoing CCD  publication series and analyses to support broad economic development  objectives as well as the specific work of other departments in the organization, including:
    • Primary data collection from public and commercial data sources
    • Field surveys of new development and commercial activity downtown
    • Primary data collection from public  and commercial data sources
    • Data preparation, cleaning, and processing
    • Analysis and presentation of survey data from intercepts and online collection
    • Generating maps, tables, and charts for publications
    • Drafting and revising written analyses for publication
  • Research focus areas include demographics, housing, commercial development, retail, employment, and transportation policy
  • Develops new research-related communications content for CCD initiatives
  • Assists with new research and data management initiatives

  • Minimum of a Bachelor’s degree (B.A.) from a four year college or university; one to two years related experience and/or training, or equivalent combination of education or experience.



  • Familiarity with public data access systems, including American FactFinder, BLS Databases and Open Data Philly.
  • Proficiency in ArcGIS and Microsoft Excel;  experience with Stata or R is a plus
  • Excellent attention to detail.
  • Ability to solve practical data problems, establish facts, trends and draw conclusions.
  • Ability to translate economic data both into graphic format and into clear, everyday, written English
  • Ability to work on multiple projects simultaneously and successfully meet deadlines.
  • Ability to follow written/oral directions, work cooperatively, and maintain established relationships with external partners, stakeholders, clients, and vendors.
  • Must be able to pass a background investigation including criminal history, child abuse clearance, drug screening, and reference check.



  • A valid state issued driver’s license is preferred but not required.



  • The position requires that the employee have the ability to sit, stand, walk long distances, use of hands and fingers, reach with arms and hands, climb or balance, stoop, kneel, crouch, or crawl, talk or hear, taste or smell, work in the elements, and lift up to 25 lbs.
